Often when our team is working with buyers, what starts out as a  specific mission, “we want a ski getaway for the weekends”, gets off track.  The reason…the clients start factoring in the brothers, sisters, mothers in law, friends, friends of friends.  Suddenly the one bedroom “ski getaway” has turned into a three bedroom single family home. Our best advice is BUY FOR YOU! Go back to your initial plan; a place for you to enjoy on long weekends with your spouse, kids, friends, dogs or all of the above.  The purpose is to maximize your time at the Lake; skiing, hiking, boating or relaxing.  Most of us had to share a bedroom with a sibling or two and are familiar with sleeping on the floor in sleeping bags when we went away for family weekends.  Let the kids build a pillow fort in the living room and camp.  If you invite your friends for a FREE weekend at your condo, the pull out bed couch is a desirable option versus $100 bucks at the nearest hotel/motel! Going, Going….Gone

When was the last time a two bedroom McCloud was priced below $450,000? Looking back through the MLS records the answer lies somewhere between the latter part of 2003 through 2004! Unit 170 on the Incline Way side listed at $439,000 two weeks ago and went into escrow within a week. There are currently 17 McCloud 2 BR’s listed with Unit #231 on the Incline Way side priced at $495,000. Remember Unit #25 on the Village side sold in January 2009 for $465,000.

Over at Third Creek ,on the gated side, a three bedroom unit dropped its price from $725,000 (already the 2nd lowest priced unit of the 10 listed 3BR’s) to $600,000 on June 18th and went into escrow on June 22nd. Again we are looking at prices not seen since late 2004.

You do not want to miss out on these two BEST BUYs, 783 Freels Peak (Summit Townhomes) and 198 Country Club #17 (Country Club Villas). Best Buys in Incline Village ,Nevada

There were a few potential”Best Buys”  on broker tour today. The first is a condo at 1000 Lakeshore.#22 is a lower floor single level living unit.The great location offers the common area,a parklike setting,right out the front door.There is a 1 car detached garage not too far from unit.The location of being on Lakeshore and avoiding the maze stairs that most of these units have is a plus.The price of $498,000 is a good price ,considering other 2 bedroom units have sold in the $600′s,but the location is key.

We also liked  house on  160 Pine Cone Road.The price does not qualify as a best buy for price,but the single level living,large rooms,great light and magnificent setting off the backyard position this home,as one to show.

 There is an abundance of beautiful new  construction homes in Incline Village, Nevada at Lake Tahoe, in a variety of price points.Most of these you could not build today at the prices offered and that is one benefit of stepping up to the Buyer’s plate in the current market.

We have not seen much motivation or distress on the Lakefront properties around the Lake.There are only so many parcels and even if demand is off in the past year ,it’s only a matter of time for a Buyer that has been waiting a lifetime.

Best Buys Incline Village Nevada this week

We continue to see high value properties available in the local Incline Village market,and this does not include the sigficant bank owned inventory, of which is still  primarily comprised of low elevation 3 bedroom condos on Southwood.The location is about 3 blocks above Lake Tahoe,and more of a high density rental environment. These properties can be full time residences,great for a kid attending college,or full time rentals.Will these pencil put from a rental standpoint, probably not.Are we seeing some attractive pricing rollbacks to 4 and 5 years ago,yes we are. Are we seeing alot of buyers in this price range,no we are not.

Seller’s who have homes with great locations , curb appeal and  Seller’s who are willing to price ahead of a still stagnant market are having success.

There were a few unique properties on tour today,the 986 Dorcey home is located for full on Soutern exposure with views of Diamond Peak Ski area and Forest Service lands on both sides.The house looks a bit dated on the exterior with the blue exterior,but don’t let this stop you ,if you like lots of sun and a very private setting.The rooms are large and the floor plan is simple and flows.

The Third Creek #107 was probably one of the nicest units available in recent times.No major upgrades as far as remodeling,but lots of accents with newer carpet and accent paint throughout.Views off the back deck are of the common area and sun exposure seems good.The furnishings are designer and would make the price on this unit justified as a turnkey condo.

 

If you have alway been wanting to be on the Incline Crystal Bay Lakefront and felt that there is never a variety of inventory for the condos,well there currently is.Almost each lakefront condominium development in Incline has at least one listing at this time.The price ranges vary from www.999lakeshore33.com  at $974,000.no lakeview,but furnished and 3 rows back from the HOA sandy beach.You are right next to the Hyatt Regency Lake Tahoe in Incline Village.The complex was built in the 1960′s and is basic,but the location cannot be matched for the ease of lifestyle.Not many people  in the Winter,but come Summer and it is the generations who have kept this enclave secret for decades.Why…..because it is tryly a compound to park the car and enjoy life.This is about as inexpensive as it gets to buy into a lakefront development.There are many other opportunities at the moment in other developments from $999,000 to $4,300,000 being the most luxurious at the prestigious Stillwater Cove at Crystal Bay.

If at’s all about location good economy or bad, then if you find the perfect location to sit on your deck,or look out your window,catch those vitamin D rays,or be within in minutes to the purest water that’s not bottled,then now is the time.Don’t waste another day on what is not happening,and focus on the postive ways to enjoy your life.
