We continue to see high value properties available in the local Incline Village market,and this does not include the sigficant bank owned inventory, of which is still  primarily comprised of low elevation 3 bedroom condos on Southwood.The location is about 3 blocks above Lake Tahoe,and more of a high density rental environment. These properties can be full time residences,great for a kid attending college,or full time rentals.Will these pencil put from a rental standpoint, probably not.Are we seeing some attractive pricing rollbacks to 4 and 5 years ago,yes we are. Are we seeing alot of buyers in this price range,no we are not.

Seller’s who have homes with great locations , curb appeal and  Seller’s who are willing to price ahead of a still stagnant market are having success.

There were a few unique properties on tour today,the 986 Dorcey home is located for full on Soutern exposure with views of Diamond Peak Ski area and Forest Service lands on both sides.The house looks a bit dated on the exterior with the blue exterior,but don’t let this stop you ,if you like lots of sun and a very private setting.The rooms are large and the floor plan is simple and flows.

The Third Creek #107 was probably one of the nicest units available in recent times.No major upgrades as far as remodeling,but lots of accents with newer carpet and accent paint throughout.Views off the back deck are of the common area and sun exposure seems good.The furnishings are designer and would make the price on this unit justified as a turnkey condo.

 

If you have alway been wanting to be on the Incline Crystal Bay Lakefront and felt that there is never a variety of inventory for the condos,well there currently is.Almost each lakefront condominium development in Incline has at least one listing at this time.The price ranges vary from www.999lakeshore33.com  at $974,000.no lakeview,but furnished and 3 rows back from the HOA sandy beach.You are right next to the Hyatt Regency Lake Tahoe in Incline Village.The complex was built in the 1960′s and is basic,but the location cannot be matched for the ease of lifestyle.Not many people  in the Winter,but come Summer and it is the generations who have kept this enclave secret for decades.Why…..because it is tryly a compound to park the car and enjoy life.This is about as inexpensive as it gets to buy into a lakefront development.There are many other opportunities at the moment in other developments from $999,000 to $4,300,000 being the most luxurious at the prestigious Stillwater Cove at Crystal Bay.

If at’s all about location good economy or bad, then if you find the perfect location to sit on your deck,or look out your window,catch those vitamin D rays,or be within in minutes to the purest water that’s not bottled,then now is the time.Don’t waste another day on what is not happening,and focus on the postive ways to enjoy your life.
