Best Buys in Incline Village ,Nevada

January 27, 2009

There were a few potential”Best Buys”  on broker tour today. The first is a condo at 1000 Lakeshore.#22 is a lower floor single level living unit. The great location offers the common area,a parklike setting, right out the front door. There is a 1 car detached garage not too far from unit. The location of being on Lakeshore and avoiding the maze stairs that most of these units have is a plus. The price of $498,000 is a good price ,considering other 2 bedroom units have sold in the $600’s,but the location is key.

We also liked  house on  160 Pine Cone Road. The price does not qualify as a best buy for price, but the single level living, large rooms, great light and magnificent setting off the backyard position this home,as one to show.

There is an abundance of beautiful new  construction homes in Incline Village, Nevada at Lake Tahoe, in a variety of price points. Most of these you could not build today at the prices offered and that is one benefit of stepping up to the Buyer’s plate in the current market.

The best buy for “almost” new construction is

The home was issued a certificate of occupancy in 2006.Home is 3500′ included an”in law” quarters, perfect for those long term relatives. The clock is running to sell this property before the bank forecloses. The home is very attractive and has all of the upgrades you would want with a property built today. Please call us or email immediately if you would like to submit an offer to the bank.

We have not seen much motivation or distress on the Lakefront properties around the Lake. There are only so many parcels and even if demand is off in the past year ,it’s only a matter of time for a Buyer that has been waiting a lifetime.

“Screaming Deal”,Incline Village,Nevada

January 20, 2009

No it’s not free, nor a short sale, nor a bank owned property…..just a magnificent newly built home on Pine Cone Circle in Incline Village ,Nevada. This neighborhood predates Incline Village and feels like an older Tahoe neighborhood with some newer and some original homes from the 1950’s and 1960’s.This home is almost 8000’but does not feel like a “McTahoe”.It is beautifully designed and furnished with probably way too much detail and money spent regardless of the location. This neighborhood has a private sandy beach and pier for just these owners.Land has a deeded buoy which is a rarity even for a home on the Tahoe lakefront. .

Serious Home Seller-Short sale needs to be sold NOW!

January 20, 2009

This is a newer property built in 2006.  The house sits on half an acre and has a large landscaped backyard. Our Seller really  needs to sell this now.We had several offers in past year, which in hindsight were probably all good, just bad timing. This property is low elevation, about 4 blocks West of Raley’s Shopping Center, and a block from Preston field,a great park.

The home of 3500’+ was built to live in, with many additional upgrades that you would not spend to put in a house unless you cared and were not planning on moving.Heated 3 car garage, custom Alder  doors, hickory cabinetry,Hickory flooring,GE Monogram appliances,R-38 blown insulation,Cat5 wiring, central vac, surround sound wiring for the house and outdoor deck,to name a few.

One unique feature is that the lower floor is a full on “inlaw”suite with walkin closet,mini-kitchen/dining area, full bath, and access to the back yard. This could be a great home theatre,or a place for kids to hang out at any age.

The banks do not move quickly on these short sales, and you wonder why….when it costs more for them to take a property back, lag time between putting back on the market. We are in contact with the lender and will assist you should you choose to take the opportunity totake the opportunity.

Best Buys Incline Village Nevada this week

January 20, 2009

We continue to see high value properties available in the local Incline Village market, and this does not include the sigficant bank owned inventory, of which is still  primarily comprised of low elevation 3 bedroom condos on Southwood. The location is about 3 blocks above Lake Tahoe, and more of a high density rental environment. These properties can be full time residences, great for a kid attending college,or full time rentals. Will these pencil put from a rental standpoint, probably not.Are we seeing some attractive pricing rollbacks to 4 and 5 years ago,yes we are. Are we seeing alot of buyers in this price range,no we are not.

Seller’s who have homes with great locations , curb appeal and  Seller’s who are willing to price ahead of a still stagnant market are having success.

There were a few unique properties on tour today, the 986 Dorcey home is located for full on Soutern exposure with views of Diamond Peak Ski area and Forest Service lands on both sides. The house looks a bit dated on the exterior with the blue exterior, but don’t let this stop you ,if you like lots of sun and a very private setting. The rooms are large and the floor plan is simple and flows.

The Third Creek #107 was probably one of the nicest units available in recent times. No major upgrades as far as remodeling, but lots of accents with newer carpet and accent paint throughout.Views off the back deck are of the common area and sun exposure seems good. The furnishings are designer and would make the price on this unit justified as a turnkey condo.

If you have alway been wanting to be on the Incline Crystal Bay Lakefront and felt that there is never a variety of inventory for the condos, well there currently is.Almost each lakefront condominium development in Incline has at least one listing at this time. The price ranges vary from  at $974, lakeview, but furnished and 3 rows back from the HOA sandy beach. You are right next to the Hyatt Regency Lake Tahoe in Incline Village. The complex was built in the 1960’s and is basic, but the location cannot be matched for the ease of lifestyle. Not many people  in the Winter, but come Summer and it is the generations who have kept this enclave secret for decades.Why…..because it is tryly a compound to park the car and enjoy life. This is about as inexpensive as it gets to buy into a lakefront development. There are many other opportunities at the moment in other developments from $999,000 to $4,300,000 being the most luxurious at the prestigious Stillwater Cove at Crystal Bay.

If at’s all about location good economy or bad, then if you find the perfect location to sit on your deck,or look out your window, catch those vitamin D rays,or be within in minutes to the purest water that’s not bottled, then now is the time.Don’t waste another day on what is not happening, and focus on the postive ways to enjoy your life.

Lake Tahoe Incline Village Best Buys

January 19, 2009

January 2009 is starting off like 2008 with 8 out of 222 single family homes in escrow. What’s a bit different though is that 5 of these are over $2million dollars.

Views and value, new or great location,  continue to be the trend.

Incline CreekEstates(townhomes, midelevation) is offering an amazing rollback to $999,000 on one  of  six of it’s units in inventory, complete with standard finishes.

Seems as it was a busy weekend in Incline Village,Nevada with fantastic weather and cool night temperatures to maintain the snowbase for skiiers.

A few new notable listings including our 30 Somers Loop,a SanFrancisco or Manhatten “loft style” home with peeks of the Lake and massive boulders. The feel in this area is less suburban and very Tahoe natural. This house is cool designed with materials that we mountaineers rarely experience, glass interior stairs, exterior corragated metal accents, very contemporary.

There is an easement to  the Lake and a neighborhood beach just around the corner, which I had never seen before.

Activity on the Incline Village Lakefront has picked up too. had a huge price reduction recently. This is a double unit condo which sits across from the Lake, totally 4000 square feet and has a four car garage! The Lakeviews are abundant on all floors.Includes 5 bedrooms, and amazing great room and entertainment  room both with outdoor decks. One permitted buoy is right across the way. This  Lakeshore Terrace development has a common area pier and Incline Village resident privilages for the amenities.

The Lakefront is essentially built out with the exception of a few lakefront parcels like where plans have been drawn and conditionally approved for an estate home and guest house.1/2 interest  in a pier is included. This is a level lot which has a nice span at the waterfront from East to West. The neighbors in this quaint neighborhood from yesteryear, enjoy a sandy beach and another beautiful pier to hang out on.The Seller is offering  exquisite plans that were drawn by a  renown architect  of Lundahl and Associates out of Reno, who also designed Lone Eagle Grille at the Hyatt Regency Lake Tahoe and parts of Sierra Nevada College which are amazing pieces of architecture.

www.453lakeshore at reflection cove,is another amazing piece of LakeTahoe’s luxury shoreline that is just waiting for that special buyer ,who wants their own stretch of privacy.Included is a nice house and guestquarters complete with office, kitchen, and living quarters. The house has floor to floor elevators maximizing ththis incredible setting tucked away into the Lake’s edge…kind of like a Malibu feel. The house sits on an acre and has a massive level backyard that you do not find on most parcelson this terrain.Even better ,you can purchse the adjacent parcel which is over two acres and includes over 700 feet of frontage on the Lake. The Seller has taken the time to verify all you need to have to build another estate home or a quint 20,000 foot cabin!
